Operations Manager - Core Developments

Since its establishment in 2018, Core Developments has been my primary focus. The company, which currently consists of two partners with extensive experience in the Red Sea Real Estate industry, has provided me with invaluable mentorship and support. As the first hire of the company, I had the opportunity to establish it from scratch and be involved in various aspects of the business, from marketing to launching a 30,000 sqm project, including basic finance.

One of the projects I was heavily involved in is the Alcamar project, which comprises over 200 apartments ranging from studios to three-bedroom penthouses and twin villas. As part of the team, I helped set the pricing parameters and created an advanced pricing formula that is customizable and easily adjustable. The project's total income was automatically calculated, taking into account the different phases and unit types. In Egypt, developers usually create payment plans instead of offering mortgages, so I developed an extremely advanced payment plan that is tailored to each client's needs, with precise results down to the last cent in different currencies and payment lengths.

Communicating with architects was also a significant part of my responsibilities to ensure that the customer unit customization, unit changes based on market demand, and overall project design were met. To enhance my efficiency and support my growth, I enrolled in courses in AutoCAD, Sketchup, Archicad, and learned the basics of project creation and 3D rendering in Unreal Engine.

In 2020, we launched the Fanar Project, located near the exceptional Red Sea and in the heart of Hurghada city. It spans across 217,000 sqm and is being sold as plots to smaller-scale developers who can construct their buildings at their own pace, with project guidelines to follow. Over 240 plots ranging from 195 sqm to 1,290 sqm were made available for purchase, with prices ranging from 3,150,000 EGP (210,000 USD) to 42,794,000 EGP (2,853,000 USD) and a minimum yield of 2,365,000,000 EGP (157,667,000 USD). Based on market research in the area, I created the pricing method and set standards for views. Although most of the tasks for this project were already sold, my team and I were still responsible for creating contracts with buyers, archiving, and managing the entire project.

One of my personal feats is launching and managing two projects simultaneously in prime Red Sea locations, covering a total of 307,000m2 with over 700 units ranging from studios to penthouses, villas, and land plots, with a total value of 4 billion EGP (267,000,000 USD). I created an extensive manual for all departments except finance, which is handed out to all new hires and continually updated.
